Are these garage condos for sale or for lease?
All units are for purchase only. Once you buy, you own it outright and can customize it to fit your needs.
Why isn’t pricing listed directly on the website?
Pricing varies by unit size, location, and availability. We provide pricing upon request so you get the most accurate, up-to-date information.
What’s the price range for the units?
Units start in the low six figures, with mezzanines, restrooms, and other upgrades available. Typical range: $175,000–$250,000.
Do you offer financing options?
Yes—many buyers use commercial or condo loans. For qualified buyers: 20-year fixed at ~7%.
Are there condo fees? What do they cover?
Estimated $75/month. Covers common area maintenance, exterior upkeep, landscaping, snow removal, insurance, and security.

What contract form is used?
We use the Colorado Real Estate Commission standard sale contract.

No—units are not zoned for residential living.

What is the earnest money requirement?
$10,000 non-refundable deposit held by Core Title Group. Credited at closing.
Is bank financing available?

What would an example monthly payment look like?
$215,000 unit example: 25% down, 20-year loan @ 7% → ≈ $1,245/mo P&I.
